How a former law firm became one of Cyprus’ most people-focused property developers, with a philosophy rooted in trust, quality and care

Arriving in Cyprus as investors themselves, the group’s founders have come a long way – from running a licensed law firm to creating a 360° full-service development company. This concept was nothing short of visionary at the time. Today, we speak with  co-founder – Iryna Popova about her path, her vision and the future.

How did it all start? How did your law background impact your view on property development?

We didn’t start our development company right away. We began as investors. First, we came to Cyprus as expats and bought a property. We followed our own journey as clients, encountering obstacles along the way and realising the local market lacked the level of service we were used to. So, we decided to help others do what we had done – but easier. That’s how Vizus H.C. consulting firm was born. We started by offering legal and immigration advice to companies and individuals. But soon we realised that true quality of life begins with a home, and we moved into property development.

We wanted to change the existing market reality by building homes as we would for ourselves – and by providing clients with the same care and attention we would have liked to receive. Our law background prompted us to implement and adhere to the highest European standards, technical control and full transparency at every stage of the process.

Why didn’t you follow the traditional path of a developer?

When we first came to Cyprus as investors, we personally went through all the steps and hurdles: property search, bureaucracy, adaptation. And then we realised: the local market lacks organisation, attention to detail, and the kind of customer service we had always considered the norm. That’s when we decided to do everything ourselves – to our own standards.

How do you determine the directions for your projects?

We always listen to our clients and carefully analyse market trends. Our projects aim to create more than just buildings – we design comfortable living and working spaces. We’re inspired by the idea of fine-tuning an environment to the point where every single detail contributes to your comfort.

How do you win your clients’ trust? What does transparency mean to you?

We know what matters to our clients because we’ve walked the same road ourselves. We understand their needs, mentality and expectations, which allows us to offer effective solutions.

Transparency lays the foundation for trust, which is a key principle in our practice.

How does legal expertise work within your projects?

We believe that relocation, investment, and legal security are just as important as the walls and finishes. Only when everything works in synergy can you truly feel at home. That’s why we provide fully integrated legal support for our clients: from investment consulting, immigration services, taxation advice to deals and contracts.

What is the definition of “architecture of trust” in your opinion?

Akin to good architecture, trust must withstand the test of time. “For us, it is important not only to sell a project, but to create a lasting sense of comfort, confidence and security.” That’s why we don’t just build – we accompany our clients every step of the way, from the immigration and relocation process to settling in and beyond. Most of our clients come back to us – and they often bring their friends. That’s the best indication of trust and quality.

What sets Vizus projects apart from others?

We are actively implementing the concept of “smart location”, which combines convenience, infrastructure and growth potential. We also use a special “15 minutes from everything” criterion – ensuring all main amenities are just a stone’s throw from each project. Another concept we introduced is “space without compromises,” which means we never offer random solutions. We consider every tiny detail. We never economise on lighting, comfort, privacy, air quality and materials. The location of each development is carefully chosen, considering sun and wind direction, whilst the floor plans are designed with the tiniest detail in mind.

In essence, we don’t produce square metres – we create the feeling of home.

How do you build a successful team?

We are not your average mainstream developer. We are a team with a soul. People have always been at the heart of our business – both clients and employees. We believe it’s people who make the difference and bring real value to a company.

Why do you have to control every stage of the process?

We start collaborating with architects, planners, technicians right from the onset of the project, so that we can get our clients involved in the creation of their home from the beginning. This approach allows them to take part in the process and watch their idea come to life. That’s how their vision turns into value.

How many decisions have to be made to make a person “feel at home” in your projects?

There’s no definitive answer. Countless decisions could be made. It all depends on the client, as each person is unique and has their own definition of “comfort” and “home.” We understand and respect that – and we work with our clients for as long as it takes to reach their desired outcome.

How will Cyprus and its real estate market develop in the next 5-10 years?

Cyprus is continuously evolving into a busy hub for IT and FinTech industries. Recently the market has seen surge in demand from investors, expat families and professionals coming to an island for work opportunities or to live their “Mediterranean dream”. This demand is set to continue growing in the coming years.

Where do you think the real estate market is heading?

Eco-savvy solutions and technology are gaining momentum, and we’ll see more of that in the future. The market will increasingly embrace sustainable design, green architecture, eco-friendly materials, and integrated smart-home technologies.

Which new projects and ideas are you working on right now?

We plan to continue following our motto, “less is more,” by focusing on quality over quantity. We’re also working to create a community based on shared values – by attracting more like-minded people and deepening our existing partnerships.
